We work exclusively on behalf of buyers. We have no properties to sell you, no listings to push, and no commissions from vendors. Our only interest is finding you the right property, at the right price, with the right protections in place.

Brief and search — We begin with a detailed consultation to understand exactly what you are looking for: location, property type, budget, lifestyle priorities, and timeline. We then conduct a comprehensive search across both listed and off-market properties, using our growing network of local agents, notaries, and private contacts across Tuscany and beyond.
Property visits and reporting — We visit properties on your behalf, film detailed walkthroughs, and give you an honest assessment of every option. No rose-tinting. No pressure. Just the information you need to make a confident decision from wherever you are in the world.
Negotiation — We negotiate the purchase price and terms on your behalf, drawing on comparable market data and our knowledge of how Italian sellers and agents operate.
Legal and notarial coordination — We work alongside your notary and, where required, connect you with trusted bilingual legal advisors to ensure the due diligence process is thorough and nothing is missed.
Transaction management — From the preliminary contract (compromesso) through to the final deed (rogito) and key collection, we manage the process and keep you informed at every step.
